Job Purpose:
• Senior Manager - Asset Management will play a pivotal role in supporting the performance management and strategic direction of the hospitality and real estate portfolio.
• Building on strong analytical and reporting capabilities, the role takes ownership of specific assets and workstreams, delivering in?depth financial analysis, performance reviews, and actionable recommendations to enhance asset value.
• The Senior Manager also supports the Director in contract negotiations, performance oversight, and value?creation initiatives across the portfolio
Job Responsibilities:
Financial Analysis & Reporting
• Lead financial analysis including cash flow modeling, ROI calculations, capital project evaluations, scenario testing, and valuation updates.
• Prepare high?quality monthly, quarterly, and annual reporting packages for senior management, Boards, and JV partners.
• Develop portfolio dashboards, business intelligence tools, and automated reporting templates to improve accuracy, insight, and efficiency.
• Track CapEx projects, monitor cost plans, and support the prioritization of owner investments.
Market Research & Benchmarking
• Conduct market and competitive benchmarking across key destinations, operators, brands, and new developments.
• Maintain a detailed view of tourism trends, brand performance indicators, and pipeline developments relevant to the portfolio.
• Provide insights that inform rate strategy, distribution optimization, F&B repositioning, and operational efficiency initiatives.
Portfolio & Performance Management
• Oversee day?to?day performance of a defined portfolio of hotel assets, ensuring alignment with owner objectives and HMA requirements.
• Review and challenge monthly operator reporting, including budgets, forecasts, variance analyses, balanced scorecards, STR results, GOP targets, and departmental performance.
• Identify risks, performance gaps, and value?enhancement opportunities across the portfolio, proposing and tracking corrective actions.
• Support pre?opening and opening oversight for assigned assets, where applicable.
• Support Monthly Business Reviews (MBRs) by preparing detailed performance analyses, consolidating operator reports, highlighting variances and risks, and proposing actionable insights; participate in MBRs with the Director and operators, ensuring follow?up actions are tracked and delivered.
Operator & Stakeholder Engagement
• Build constructive, professional relationships with hotel operators to ensure alignment, transparency, and accountability.
• Represent ownership in performance reviews, budget meetings, CapEx discussions, and commercial deep?dives.
• Coordinate with internal teams (Finance, Legal, Technical Services, Feasibility, Development) to ensure integrated communication and strategic alignment.
• Manage external consultants (hospitality advisors, appraisers, legal, technical) to secure timely, high?quality deliverables that support asset and portfolio objectives.
Strategic Initiatives & Growth
• Contribute analytical support and market insight to strategic initiatives, feasibility assessments, and value?creation projects across the portfolio.
• Support long?term portfolio planning, including repositioning opportunities, capital deployment priorities, and exit or hold recommendations.
Requirements:
Qualification and Experience:
• Bachelor’s degree in Finance, Hospitality, Real Estate, Economics, or Business Administration; a Master’s degree is preferred.
• 5–8 years of experience in hotel asset management, hospitality consulting, hotel operations leadership (e.g., DOF, Director of Revenue, Director of Operations), or real estate investment.
• Strong financial modeling capabilities including forecasting, capital planning, and sensitivity scenarios.
• Solid understanding of HMAs, operator reporting, revenue management, and core hospitality KPIs.
• Experience within luxury or upper?upscale hospitality environments is preferred
Skills:
• Strong communication and interpersonal abilities, with the capacity to influence operators and senior stakeholders.
• Proven ability to manage multiple assets and deadlines in a fast?paced environment.
• High level of professionalism, resilience, and sound judgment.
• Strong PowerPoint and Excel proficiency; experience with Power BI or other BI tools is preferred.
• Ability to mentor junior team members and support team capability building.
